Financing Option
Down Payment:
When you find the land you would like to purchase you put a down payment to hold the property. This payment varies depending on the property and can be paid by credit card, wire, Venmo, etc.
Document Fee:
We charge a $197 document processing fee that can be paid by credit card, wire, Venmo, etc.
Once the document fee is received, 3 documents will be drafted:

Land Contract

Purchase Contract
We will send you the documents by email for your review. The documents include all payment terms including monthly fees (e.g. monthly note fee, property taxes, HOA/POA fees if applicable). Accepted documents will then be signed using electronic signing service, SIGNNOW.COM
Monthly Payments:
Start approximately 30 days after all documents are signed and received. Contractual documents and payment schedule will be available via the onlin loan management system, GEEKPAY.IO
Ownership:
Once the property is paid off completely, we will deed the property to you via Warranty Deed within 30 days.

Warranty Deed

Purchase Contract
We will send you the documents by email for your review. The accepted Purchase Contract will then be signed using an electronic signing service (Signnow.com). After you sign, we will notarize the Warranty Deed and send you evidence that it has been notarized.
Payment:
We then ask that the purchase amount be sent to us, preferably by ACH Wire. We also accept credit card or cashier check by priority mail.
Ownership:
Once we receive the payment, we will send the deed to the county for recording. Many counties will record the deed in a day or two. Once the deed is recorded, we will send you a closing packet by mail and email

If you are not satisfied with your land in the first 90 days, you can either:

Receive a refund for your down payment and any monthly payments, or

If you are unsatisfied with your parcel, we will make an exchange for any other piece of land of equal value in our portfolio during the first 90 days of your contract.
